Apple has signed a 10-year lease agreement for nearly 2.7 lakh sq ft of premium office space in Bengaluru, in a deal valued at about ₹1,010 crore, according to documents accessed by Propstack .

- Floors: 5th to 13th floors
- Monthly Rent: ₹6.31 crore (₹235 per sq ft)
- Security Deposit: ₹31.57 crore
- Annual Rent Escalation: 4.5%
- Lease Commencement: April 3, 2025 (registered in July)
- Stamp Duty Paid: ₹1.5 crore
Apple’s Retail Expansion in Bengaluru
Alongside its office lease, Apple is preparing to launch its third India retail store at Phoenix Mall of Asia in north Bengaluru. The company has leased around 8,000 sq ft from Sparkle One Mall Developers under a 10-year deal, with an annual rent of ₹2.09 crore. The lease was registered in November 2024, with rent payments starting in August 2025.
Apple already operates flagship stores in Mumbai and Delhi.

Industry experts say the move reflects Apple’s commitment to strengthening its India presence. The company is actively hiring for roles such as RF System Integration Engineer, Machine Learning Engineer, Software Development Engineer in Test, and Engineering Program Manager.
Apple Operations India is driving initiatives across engineering, hardware design, failure analysis, R&D, and testing, making Bengaluru a key global R&D hub.
The company’s existing Prestige Minsk Square facility features high-tech laboratories, collaborative workspaces, and is designed to LEED sustainability standards. Apple also nurtures local developer talent through initiatives like the App Accelerator, supporting the broader Apple ecosystem in India.
